West Byfleet District Centre was acquired in partnership with a private family office for residential led mixed-use development.
Located in an affluent south east commuter town, the property was fully let and income producing to a variety of national and local retailers and banks and included a 7-storey decommissioned office building of over 26,000 sq. ft.
Capitalising on a positive planning environment and the property’s highly sustainable location only 100m from West Byfleet mainline station, a highly flexible outline planning consent was obtained for up to 255 residential apartments with zero affordable provision, up to 36,000 sq. ft of retail and leisure uses, basement parking for residents and the public, and a new public square and library.
Strong demand was identified from national house builders and retirement living developer-operators that led to the site being sold, with the benefit of an outline planning consent and fully negotiated vacant possession, to Retirement Villages Group Limited.
