The phased refurbishment of Beacon Tower (formerly Colston Tower), a landmark office building located in the heart of Bristol.
Bristol has suffered from a chronic shortage of quality modern office space for creative media and tech companies. The vision for Beacon Tower was to transform this iconic tower into interior designed spaces for the local tech-media market, whilst working around the existing occupants in the building in order to maintain a positive cash flow.
Beacon Tower was refurbished on a phased basis to provide 91,000 sq. ft of new open plan contemporary office space reflecting the needs and demands of the occupational market. Extensive tenant amenities were provided that included a café, cycle hub and the first co-working hub in Bristol.
The quality of refurbishment delivered set a new benchmark rent for this iconic building.
A challenging asset management strategy that entailed a phased refurbishment around the existing occupants, which allowed us to capture the upsurge in office demand and rents in Bristol.
